New York has officially embraced RON, but it isn’t always the perfect fit for every client. Many homeowners and business owners aren’t yet technologically or emotionally ready to have their most sensitive documents notarized entirely remotely. That is why Hybrid and IPEN signings are the unsung heroes of the modern closing.

Hybrid Signings (eClosings)

Hybrid signings—often called eClosings—provide the best of both worlds. They require the physical presence of the notary and signer but involve a combination of “wet” and digital signatures.

As a client, you can digitally sign nearly all of your loan documents at your own pace before the meeting. Then, we meet in person to hand-sign the few critical documents that still require ink. This method offers the speed and security of a digital closing with the comfort of a face-to-face meeting. All you need is an underwriter to insure the deal and a county clerk who accepts eRecordings.

IPEN Signings

An IPEN (In-Person Electronic Notarization)—sometimes called an eNotarization—means you sign all documents on a mobile tablet or laptop in the physical presence of the notary.

Think of IPEN as a hybrid closing with zero paper. These signings are far less susceptible to delays and “missing signature” errors because the digital package cannot be submitted until every field is perfectly executed. All the elements of a traditional notarization remain, but the seal is applied as a secure graphic on the electronic file.
